Annual Assessments for 2026
 
Annual assessments are due by January 31 each year. The 2026 annual assessment for the Grand Central Park RAI is $ 1,260.00. Note: The Villas of Grand Central Park Townhome Association members are subject to an additional monthly assessment of $302.00. What are assessments?
To carry out its responsibilities, the Association must maintain sufficient operating funds to cover day-to-day maintenance, repairs, and administrative costs, as well as adequate reserve funds for the repair or replacement of common property. To fund these obligations, all members of the community are required to pay assessments to the Association. Each year, the Board of Directors establishes the assessment rates and adopts the annual budget for the community.
 
How do I pay my assessments?
Below are the payment options CCMC offers for paying your master assessment. Whichever method you choose, please be sure to include your six-digit account number to ensure your payment is applied correctly. Your account number is printed on your semi-annual statement. Auto-Pay
 
Auto-Pay allows payments to be automatically withdrawn from your checking or savings account each quarter. To set this up, you will need to go directly to the Western Alliance Bank portal below: 
 
Log in to your Western Alliance Bank portal here and create a new portal account for Western Alliance Bank, and set up a new recurring payment. You will be prompted to "add a property" after creating your user account.
 
You will need the following information to complete this step:
    • Management Company ID: 6675
    • Association ID: 000567
    • Property Account Number: [This number is listed on your statement, 6 digits long]

*Please note that Auto-Pay only authorizes CCMC/Western Alliance Bank to draft your recurring assessments.  If other charges are posted to your account (ex, fees & fines), those payments must be made independently.
 
One-Time Payment Online
 
To complete a one-time payment, CLICK HERE. You will be redirected to Western Alliance Bank (a secure third-party website). You will need the following information to complete this step:
    • Management Company ID: 6675
    • Association ID: 000567
    • Property Account Number: [This number is listed on your statement, 6 digits long]
 
One-Time Electronic Check Payments
 
Pay your assessment online, one time only. This service is $2.95 per transaction. 
 
One-Time Payment with Credit/Debit Cards
 
 
You may make a one-time payment with a credit or debit card. Credit Card service fee - 3.5%, Debit Card flat fee $5.00 charged by the bank. 
 
Please note: CCMC and Western Alliance Bank are not the same company, and to comply with privacy laws, we do not share personal information.
 
 
Personal Check (Mail) or In Person Drop Off
 
Please make checks payable to "Grand Central Park Residential Association."
 
Payments can be dropped off at The Lake House front desk or mailed to:

Please include your account number in the memo line. The detachable coupon portion of the statement must be included with the payment.
 
If you are paying for multiple properties, please send a separate coupon and check for each property to ensure timely and accurate posting to the accounts.

Update your bill pay option with your personal bank account, ensuring payments are mailed to the new address for processing:

If your assessments change, you must also update your account information with your financial institution.
 
 
Online Resident Portal 
CCMC provides a convenient web portal for residents to view their current balance, review account activity, and register for Automatic Direct Debit (ACH) payments. Click here to log in to the VMS resident portal: https://vmsweb.ccmcnet.com.
 
Your username and password are located on the first account statement that was mailed to you. If you did not receive this information, please contact CCMC customer service at 833-301-4538.
 
E-Statements
